Return on investment: 5,5%
Year of completion: 2015
After living in the UK for three years, completing two courses, spending hours and hours consuming podcasts and seeking advice from trusted friends, I finally decided to take the plunge and invest in property in the UK market. An intensive six-month search led to a lovely studio apartment in the heart of Reading. The apartment has been renovated and decorated to a high standard throughout. Studio purchased in 2015. Appreciated value: 20%
House in Leeds
Leeds, UK
Purchase price: £58K
Cost of refurbishment work: £8,5K
Return on investment: 9,2%
Year of completion: 2016
One of my best investments to date was a two-bedroom terraced house listed as the cheapest house on Right Move! It required moderate renovation work, such as: securing the roof, insulating the walls and ceilings, general kitchen remodeling and re-painting. Our current tenants are delighted with their new home! Increase in value: at least 35%. Unbelievable!
London’s Mansion
London, UK
Purchase price: £395K
Cost of refurbishment work: £25K
Return on investment: 5,2%
Year of completion: 2017
This property certainly required some much-needed TLC! It underwent major renovation work during the course of an intensive twelve-week period. Considering I was working full time and overseeing the progress of the renovation at the same time, I think it went fairly smoothly! The tenants were ready to move in the day I bought it, so most of the work was done to suit their needs. We remodeled the kitchen, fitted natural wood flooring in the living room, re-painted the walls, and installed wooden blinds. The garden has also been completely transformed by a landscape contractor.
First BTL mortgage property
Stockton-on-Tees, UK
Purchase price: £82,5K
Cost of refurbishment work: £0
Return on investment: 9,95%
Year of completion: 2018
I wanted to expand my portfolio quickly, so buying with a BTL mortgage was the obvious choice. When I found this “gem”, nicely renovated, with tenants, in a quiet location, I was delighted. A week after the purchase, it turned out that rainwater was leaking into the chimney and seeping through the wall. At the same time, I discovered that a similar leak must have happened before, because it had partially damaged the floor in the living room. A month later, the tenants split up and decided to move out. Wonderful… I thought. However, once the damage was repaired, it was still a beautiful three-bedroom house with an impressive garden. And the agency quickly found a new family willing to live there.
My property in Middlesborough
M’Boro, UK
Purchase price: £58K
Cost of refurbishment work: £5.5K
Return on investment: 8,5%
Year of completion: 2019
My first auction-bought property was a 3-bed house in relatively good condition, so renovation work only took a few weeks. This included renovating the bathroom, stripping the wallpaper, and damp-proofing the apartment. The property was then re-mortgaged and rented out to a young family. There is £15,000 left in the investment.
Midlands Property
Rotherham
Purchase price: £95K
Cost of refurbishment work: £12K
Return on investment: 13,5%
Year of completion: 2020
The first project where I decided to use the services of a property finder (sourcer). This person found the property and managed the renovation project while being responsible for creating his own refurbishment team. It took me longer than usual to acquire this property, the BTL mortgage delays caused by the pandemic had already started. But the renovation went according to plan. The project was completed in August 2020 with a family of 4 living there since September.

The property found by a friend, too busy himself to view it. I went for the viewing and I decided it is something worth to invest in. I’m lucky I found two wonderful people operating in this area, happy to help and support me in it. Hope to see it soon as next fantastic adds to my portfolio. It is my first property with 2 toilets…I’m definitely making real progress!
